APPLYING FOR A RENTAL PROPERTY

Renting a new home is an exciting time and something to look forward to. But it’s important that you have all the necessary documents required. Doing so will speed up the renting process and get you moving into your new humble abode in no time.  

All applications are accepted at the landlord’s discretion and can be declined by the landlord with no explanation given.

What documents do you need to rent from us

Once you’ve found a property you like, the next step is to complete an application form. It’s best to provide as much information as possible and apply quickly to give yourself the best chance of being accepted. There are a number of documents that are often required to accompany your application.

Tenant checklist 

IDENTITY VERIFICATION

Please provide a valid ID card or passport along with your visa (if applicable). 

  • UK Nationals and EU passport holders may simply provide their passport, driving licence, or any other government-authorized ID.
  • Non-EU passport holders will need to provide their passport and a copy of their visa (such as a student or work visa).
  • Students are required to provide their university acceptance letter.

PROOF OF RIGHT TO RENT IN THE UK

Right to Rent is a legal requirement in the UK, with all landlords needing to check a tenant’s right to live in the UK. You will need to provide paperwork confirming your identity and current address.  

You will not be able to rent property if you cannot provide the acceptable documents.

If you are not a citizen of the United Kingdom or Ireland, you’ll need to show

  • a copy of your visa that states your eligibility to live and work in the UK.  
  • Right to rent Share code
  • A biometric residence card or permit

Other acceptable documents include a national identity card, immigration status document or other paperwork accepted by the government’s Right to Rent scheme.

PROOF OF ADDRESS

Recent utility bill, Council Tax bill or similar

PROOF OF INCOME

These are required to prove that you can afford the rent on the property. 

Recent three months bank statement

If you are Self-employed, you will need to provide your earnings over a longer period of time as well as a tax return showing your income. You may need to show three years’ worth of tax returns, though it will be down to us.

CREDIT CHECK REPORT

A credit check will be required as part of the moving-in process . This is so we can gain insight into your credit history to get an idea of how reliable you may be with rent payments.  
WRITTEN REFERENCE from your current landlord (If applicable) You may also need to provide a letter of recommendation from your previous landlord.

 

GUARANTOR

In some cases, if you don’t meet the necessary requirements to move into a rented property, you may be required to provide a guarantor with your application, who would be responsible for paying any shortfalls in rent or for repairs to the property should you, as a tenant, fail to make any payments.   

Guarantors must also provide documents to prove they can cover the rent if need be. These documents include proof of income, proof identity, current address and relationship with the tenant.

TO BE A GUARANTOR MEANS....

... to be joint and severally liable for the tenancy, which means they will be liable for the rent on the whole tenancy including any other occupants' shares, as our Tenancy Agreements are all jointly liable agreements.

The guarantor will be signing an agreement that commits them to the terms of the occupation contract. This would commit them to cover all the obligations stated in the occupation contract, such as paying rent arrears and any damage caused to the property.

...be an individual, not a couple or a company...

... not be residing in the property during the tenancy...

...be a UK resident.....

to be U.K. homeowner with an income of three times the yearly rent (gross income), or savings in an account amounting to three times the yearly rental income

If Self-employed, a guarantor must be able to provide a tax return or a reference from their accountant....
